We have had a number of Owners ask why we are taxed the same as everyone else in Edmonton when we maintain our own roads and facilities and are not getting the same benefits as other residential homes throughout Edmonton.

So in 2016 we went to the City to try and understand the rationale around the property taxes we, in River Point, pay.
They explained that all property taxes within the City of Edmonton are based solely on the assessed value of each individual property. They use one tax rate as the multiplier for all residential homes within Edmonton. No exceptions.

So, the only way to reduce the taxes on any property is to reduce the assessed value of the property. This does take a bit of research and work to build a case against the City Assessment system and may not be something you want to do if you plan on selling your home in the near future. Although some Real Estate Agents base the value of your home more on a 5-year comparison of similar homes that have sold in the area.

We also discovered that we do receive all the benefits that all homes within the City of Edmonton receive. Other than the maintenance of our own roads and facilities we have garbage pick-up, mail delivery, emergency response and all City bylaws are enforceable within River Point.
That’s one huge area that has caused confusion over the years — bylaw enforcement. We tested the system and found that the City will respond to any bylaw issues in River Point – all we have to do is file a complaint with them.

Selling or Buying

The design guideline states that we are to use asphalt shingles only, specifically IKO Dual Brown. If you are unable to find IKO Dual Brown then look for the closest matching colour to dual brown from any manufacturer.

  • Sale closing date
  • Information on the NEW OWNER (contact numbers, e-mail) or his/her Real Estate Agent contact information

so that the Property Management Company has ample time to make the necessary changes in regards to:

  • Stopping the pre-authorized payments or post dated cheques for the Owner selling the property
  • Setting the new owner up for payment of the mandatory monthly fee to start the day he/she takes possession

This will ensure less confusion and extra work for everyone involved if the requirement for the monthly fee is transferred over the day the property changes hands. The Real Estate Agent or Lawyer should be advising the BUYER regarding the requirements around the Homeowners Association monthly fee.

The Real Estate Agent,

Lawyer or the Buyer

should immediately contact the Property Management Company to ensure the responsibility for payment of the monthly fee is transferred to the NEW OWNER by the closing date.
